Clédor company profile

Clédor is a Dubai-based real-estate company founded in 2023 by Omar Gull. The company describes an integrated operating model that includes development, development management, sales, marketing, and related advisory services, positioned among the boutique names in GRAF's luxury developers guide.

Arthouse projects and development partnerships

Clédor's public portfolio holds several Arthouse-branded residences. The company signed Al Marjan Arthouse in May 2025, its first residences outside the United States. Arthouse Residences Meydan, in Meydan District 1, is the first Arthouse-branded residence in Dubai, and Arthouse Hills Arjan followed as the second — a collaboration with Adaan Developments as developer and Clédor as development partner.

The company's official portfolio also presents Arthouse Private Residences District 11, Valores, and Woodland. Project roles are described individually because the published structure differs from one development to another. Explore the available GRAF listing above or browse the Dubai developer directory.

Who owns Clédor?

Clédor is privately held. Omar Gull founded the company in 2023 after more than twenty years in real estate, having led sales exceeding USD 30 billion across the Middle East, South Asia, Europe and North Africa — as Head of Sales and General Manager at Emaar Middle East, where he oversaw more than USD 9 billion of sales in 2021, and as Chief Sales Officer at Dubai Holding. On 22 April 2025 Amwaj International — a conglomerate valued in the billions, with more than 10,000 employees across 27 cities and about USD 2.4 billion already invested in real estate in Iraq alone — bought an 18% stake in Clédor at a USD 100 million post-money valuation and made it the platform for its own UAE real-estate ventures. Gull remains founder and chief executive of Clédor, and in February 2026 also became managing director of Mira Developments, a separate company.

How Clédor differs from other Dubai developers

Clédor works as both developer and development manager, and holds one asset none of its partners have: the Arthouse Hotel licence for the whole UAE. Its own About page describes "real estate development and development management" — a different named partner sits behind each project, with Clédor as the constant across all of them.

Development management, not only building
The company describes end-to-end development and development management across the project lifecycle. Construction Business News Middle East calls it a development management company.
It holds a brand, not only sites
Clédor is named the official Arthouse brand partner for the UAE and the gateway for every Arthouse-branded project in the country.
Four of six developments carry one brand
Arthouse Residences Meydan, Arthouse Hills Arjan, Arthouse Private Residences and Al Marjan Arthouse all run under the Arthouse Hotel New York name.
A different partner on each project
Adaan Developments is the developer in Arjan, AMIS on Woodland Residences, Viva Development in Meydan District 11, and Prospect the strategic partner on Al Marjan Island.
An outside shareholder
Amwaj International has held 18% since April 2025 and Clédor manages the conglomerate's UAE real-estate ventures under the same agreement.
A DIFC office rather than a sales tower
The company works from Office 301-304, Gate Village 5, DIFC, and lists 11 to 50 employees.
Why GRAF recommends Clédor

GRAF sells Arthouse Residences Meydan — Clédor suits a buyer looking at the first Arthouse-branded apartments in Dubai, in Meydan District 1, at prices below the Dubai ultra-luxury tier.
