Marsa Al Saadiyat

Aldar has officially launched Marsa Al Saadiyat, an AED 100 billion, 6.4-million-square-metre waterfront masterplan that completes Saadiyat Island. The district was renamed at the launch event from its earlier working title, Saadiyat Marina District — the name older listings and maps still use. It is planned for more than 58,000 residents around what is billed as Abu Dhabi's largest marina, and will hold private mansions, luxury villas, waterfront apartments and branded residences, with an underground Etihad Rail station built into it.

Aldar has committed to opening first-phase home sales in the second half of 2026, without naming a date inside that window. No sub-project, building or typology has been named or priced yet, so any entry-price figure circulating on aggregator sites is an estimate built from comparable Saadiyat stock, not developer pricing.
