A project called Sawa Residences has appeared on the property portal Propsearch: a planned 21-storey tower with one basement level in Ras Al Khor Industrial Area 1, with compact one-bedroom units from about 356 sq ft, standard one-bedrooms around 601 sq ft, two-bedrooms around 849 sq ft and three-bedrooms around 1,177 sq ft, and KEO International Consultants as architect of record. The portal names QUBE Development — the developer behind Elire, Arisha Terraces, Cubix Residences and Midora Residences — on its own developer index, so this is the same QUBE, not a similarly named company.

This is a portal record, not a sales launch. QUBE's own website does not list the project, and neither does Bayut's QUBE developer page. No price list, payment plan or official handover date has been published: the single March 2030 handover date shown on Propsearch is uncorroborated by any second source, and the AED 970,000 starting price and 20/40/40 plan circulating informally appear on no page found in this check.
