Cove Boulevard – 149 Offices in Imtiaz's 30-Floor Mixed-Use Tower, DLRC
One hundred and forty-nine offices in a 30-floor mixed-use tower in Dubai Land Residence Complex, with their own entrances and lifts and a business lounge of their own — sunlit workspaces with high ceilings, two infinity pools and a podium of gardens above them, on the corner where Al Ain Road meets Emirates Road. Offices of 1,217–3,196 ft² from AED 1,886,668 (developer feed, Sep 2026), handover Q2 2028.
Cove Boulevard DLRC
A 30-floor mixed-use tower in Dubai Land Residence Complex, Wadi Al Safa 5, by Imtiaz Developments. Its 149 offices are entered through their own doors and lifts, keep their own business lounge, and sit under two infinity pools and a podium of gardens.

Imtiaz Developments
Imtiaz Developments is a Dubai private developer led by chief executive Masih Imtiaz, who states he founded the business as a construction venture in 1993. In this market it is known for launch-day sell-outs: RAW DISTRICT took AED 2 billion, and RAW DISTRICT II sold out on its launch day, 27 July 2026, at AED 1.5 billion. A 436-unit tower pays for what 149 offices could never have carried on their own: two infinity pools, four podium levels of gardens, a club house, gym and jacuzzi, a double-height entrance and a meet-and-greet lounge in the podium. The offices take all of that and keep their distance from it — their own entrances, their own lifts, their own business lounge. That is the argument for buying an office inside a mixed-use Imtiaz tower instead of a standalone commercial block.
Imtiaz's other addresses: RAW DISTRICT and RAW DISTRICT II both sold their primary out on launch day, Wynwood Horizon is retail only, and The Symphony in Meydan Horizon is its other building with offices for sale. See the full Imtiaz developer profile.

Cove Boulevard – Dubai Land Residence Complex, on the Al Ain Road / Emirates Road corner of Dubailand
Dubai Land Residence Complex is a dense mid-rise pocket of Wadi Al Safa 5, sitting on the corner where Al Ain Road (E66) meets Emirates Road (E611) — two of the highways that carry the whole emirate, both picked up from the door. Academic City and Dubai Silicon Oasis are a short drive up the E66, Dubai Outlet Mall and Global Village sit on the same road network, and the district around the plot is still filling in with mid-rise towers of its own. That is the catchment an office here is for: the small companies, clinics and professional practices whose owners and staff already live in the buildings next door, and who will take a 1,217 ft² floor five minutes from home over a Business Bay address at twice the rate.
- Direct access to Al Ain Road (E66) and Emirates Road (E611)
- Academic City and Dubai Silicon Oasis a short drive away
- Dubai Outlet Mall and Global Village on the same road network
- A mid-rise district still filling in around the plot
- 149 offices inside a 436-unit mixed-use tower
- Dedicated access through separate entrances and lifts
- An office business lounge; workspaces with high ceilings and daylight
- Offices of 1,217–3,196 ft², as marketed on the developer feed
- 30 floors over 2 basements, ground, 4 podium levels and a roof
- Rooftop infinity pool, plus a second infinity pool on a lower floor
- Club house, gym, jacuzzi, BBQ area, family pool, kids' zone
- A podium meet-and-greet lounge and a double-height entrance
- Zen and wellness gardens, outdoor yoga retreat, direct park access
Cove Boulevard
Offices with their own doors, two infinity pools and a podium of gardens.
Four podium levels of amenity sit between the street and the offices, and a business lounge of your own sits inside them. It is an easy building to spend a working day in, and an easy one to step out of at four o'clock for twenty lengths of the rooftop pool.
Separate Entrances, Separate Lifts, Their Own Lounge
Imtiaz gives the offices dedicated access through their own entrances and lifts, plus a business lounge of their own. A client arriving for a meeting never shares a lift with somebody's shopping.
149 Offices Under a 436-Unit Roof
A 436-unit tower pays for an amenity deck 149 offices could never have carried alone — and the offices reach it through entrances and lifts of their own, without crossing anybody's lobby.
Half Again the Floor for the Same Money
AED 1,886,668 for 1,217 ft² on the developer feed — about AED 1,550 per ft², against the AED 2,517 average on Business Bay's ready office deals. The same money buys half again the floor here.
30 Floors Over a Four-Level Podium
Imtiaz's stack: two basements, the ground floor, four podium levels and thirty floors under a roof. The lift from the street passes four levels of gardens and pools before it reaches a desk.
Workspaces With Daylight and High Ceilings
Sunlit workspaces with high ceilings, and a business lounge of their own — bar-height work seats, a meeting group, shelving and a lot of glass.
Out of the Ground, Six Quarters to Go
Imtiaz's dated report of 26 September 2026 puts it at 11% — sub-structure 30%, super-structure 1%. A tower one per cent into its super-structure against a Q2 2028 handover has six quarters of building left.
Two Infinity Pools, Gardens and a Yoga Retreat
A rooftop infinity pool with a second on a lower floor, a family pool, a club house, gym and jacuzzi, a BBQ area, a kids' zone, zen gardens and an outdoor yoga retreat.

Imtiaz's choice of two — 60% through construction and 40% on completion, or 70/30 with a post-handover tail.
Imtiaz publishes two plans and offers them as a choice. The first is 60/40 — 60% in instalments while the tower goes up, then 40% on completion — and it is the one most live office listings advertise. The second is 70/30: 70% up to completion, then 30% after handover in quarterly instalments across three years, which is the plan to look at if the office is for your own business and the rent you stop paying funds the tail. Budget what sits outside any plan: the 4% transfer fee, Oqood registration and the 5% VAT a commercial purchase carries. The date that binds you is the one in your SPA. Ask us for the current price list, the escrow record and live availability before you reserve.
Why Cove Boulevard's Offices are a Smart Commercial Investment
For Growth
AED 1,886,668 buys a 1,217 ft² office here (developer feed, Sep 2026) — about AED 1,550 per ft², against the AED 2,517 that Business Bay's ready office deals average (DLD ready transactions). The tower is 11% built against a Q2 2028 handover, so that is an entry price six quarters ahead of the keys, and the live askings above it already run to AED 4,330,178 for 3,196 ft².
For the Long Hold
Dubai Land Residence Complex is filling in around this plot, and the building itself already trades: 50 Land Department sales are registered in it at AED 718,000–1,810,000, AED 1,550–1,700 per ft², the latest a 1,209 ft² two-bedroom at AED 1,511,749 on 13 July 2026, a pre-registration contract — residential sales in the tower's own homes band, and the resident demand that keeps a small firm or a clinic on the office floors busy. Imtiaz's record is launch-day sell-outs: RAW DISTRICT at AED 2 billion and RAW DISTRICT II at AED 1.5 billion, both gone the day they opened.
For Your Company
Your own office instead of a rent cheque — from AED 1,886,668 on 60/40, or on 70/30 with the last 30% falling in quarterly instalments across the three years after you move in. It arrives with its own entrance, its own lift and a business lounge downstairs for the meetings a 1,217 ft² floor cannot hold, and the two pools, the gym and the podium gardens are where a team spends the hour it would otherwise spend driving somewhere.
