HQ by Rove Marasi Bay
IRTH Group's office building on Marasi Bay Marina in Business Bay, operated by Rove Hotels: offices sold fully fitted, furnished and serviced in seven named types, under an amenity programme of more than 120,000 ft² across six named levels.

IRTH Group
IRTH Group is the Dubai developer of HQ by Rove, working through its DLD-registered entity Irth Urban Development. Rove Hotels is the building's brand and operator, not its developer: Rove licenses the name and runs the serviced side, and published the project on its own corporate blog in August 2025. IRTH's other Dubai office building on GRAF is Haus of Tenet in Business Bay. HQ by Rove is IRTH's attempt at something this market has not had: an office building run like a hotel. IRTH calls it "the first ever hospitality-branded office building in the region". The product behind the line is concrete — seven named office types sold fully fitted, furnished and serviced, a double-height Lofts Collection, private outdoor courtyards on many of the units, and an amenity programme that reads like a members' club which happens to contain desks.
Rove's other building in the district, Rove Home Marasi Drive, is already standing about a kilometre and a half away. See the full IRTH developer profile, and IRTH's other office building, Haus of Tenet.

HQ by Rove – Marasi Bay, Business Bay, five minutes from DIFC and Downtown
HQ by Rove goes up on Marasi Bay Marina in Business Bay, on what IRTH describes as the largest plot in the district, with its own private road and direct access to the Dubai Canal Walk. The drives that shape an office day are short: three minutes to Sheikh Zayed Road and Al Khail Road, five to DIFC, five to Downtown Dubai, ten to Dubai Design District and fifteen to Dubai International Airport. Business Bay registered more ready office deals than any other district in Dubai in 2025 — 1,230 of them — so the tenant pool is on the doorstep, and the canal side of it is where a client dinner happens.

HQ by Rove
An office building run like a hotel.
Six named levels of amenity sit around the desks — a 25-metre lap pool, a padel court, a food hall, a wellness hub and a podcast cabin — and a hotel company runs them. It is an unusually easy building to spend a working day in.
Fitted, Furnished and Serviced, in Seven Types
Studio, Deluxe, Executive, Simplex Edge, Loft Edge, Penthouse Lofts and an à-la-carte option, sold fitted, furnished and serviced. On a shell-and-core floor the fit-out is a second budget; here it is in the price.
A Double-Height Lofts Collection, With Private Courtyards
The building's distinctive typology: double-height offices in Loft Edge and Penthouse Loft variants, many with a private courtyard. A courtyard attached to an office is rare enough in Business Bay to be a real differentiator.
More Than 120,000 ft² of Amenity, on Six Named Levels
The levels carry names instead of numbers — Arcade, Ground, Podium, Reset 16, Hub and Rooftop — with more than 120,000 ft² of amenity across them. Nobody here books a pool or a meeting room.
A 25-Metre Lap Pool, a Gym and CRANK
A 25-metre indoor lap pool with a jacuzzi and napping pods, a fitted gym, and CRANK, a boutique fitness studio in the building. Reset 16, the wellness hub, adds a Zen garden and beauty lounge.
A Padel Court and a Basketball Court, in the Building
A padel court, a basketball court and a running track on the building's own decks — the kind of facility no rented Business Bay floor comes with, and a reason to stay after six.
Meeting Pods, Acoustic Pods and a Podcast Cabin
Beyond your own office: co-working zones, meeting pods, acoustic pods, event spaces, an amphitheatre, a library, a podcast cabin and content-creation rooms — the things a small business otherwise rents by the hour.
The Block, a Food Hall on the Ground Floor
The Block is the ground-floor food hall, with a vertical café and barista above it, a coffee corner and a vitamin bar. A food hall inside the building is what a serviced address sells.

What Offices Here Have Sold For
Recorded rates AED 4,360–5,250 per ft²
50 recorded sales, AED 2.92M to AED 12.34M, sizes 649–2,389 ft², most recent 15 September 2026 · achieved prices, not asking prices
What an Office Asks Today
AED 5,606 per ft² at entry · asking range to AED 31,935,140
Developer feed, 26 September 2026 · asking prices, not recorded sales
The plan on record — 15% down, 35% through construction, 50% on handover
15% reserves the office, 35% is paid in instalments while the building goes up, and the last 50% closes at handover, with nothing owed afterwards (Land Department record and developer feed, Sep 2026). Handover is Q1 2029. Budget the costs that sit outside the plan too — the 4% Land Department transfer fee, Oqood registration for an off-plan unit, and the 5% VAT a commercial purchase carries. Ask us in writing, before you reserve, for the price list, the plan on your reservation form, the tenure, the RERA project number and escrow account, the service-charge rate on the amenity levels, the specification behind "fitted, furnished and serviced" and the annual cost of the serviced element — and the date that binds you is the one in your SPA.
Why HQ by Rove's Offices are a Smart Commercial Investment
For Growth
Offices here have already changed hands fifty times, from AED 2,920,000 to AED 12,340,000 at AED 4,360–5,250 per ft² (DLD, Sep 2026) — an address that trades, two years before handover. The asking entry is now AED 3,504,009, AED 5,606 per ft² (developer feed, Sep 2026), above the whole achieved band, because the cheap units are the ones that went: 2 listings remained in the propsearch snapshot of 23 August 2026 against 59 on 10 August, and a sale still registered on 15 September.
For the Long Hold
An office bought fitted, furnished and serviced in a market that sells offices as bare concrete and a capped core, in a building Rove Hotels runs: a ground-floor food hall, a 25-metre lap pool, a padel court and a podcast cabin, across more than 120,000 ft² of amenity on six named levels. IRTH calls it the region's first hospitality-branded office building. The fit-out a shell-and-core buyer budgets for twice is already inside this price.
For Your Company
Your own office instead of a rent cheque, from AED 2.92M on 15/35/50 — and your team walks in to meeting pods, acoustic pods, event spaces, an amphitheatre, a library and content-creation rooms, the things a small firm otherwise rents by the hour. Five minutes to DIFC and to Downtown, three to Sheikh Zayed Road (IRTH's drive times). Offices start at 625 ft² and combine as headcount grows, 22 to a floor.
