How Deyaar differs from other Dubai developers

Deyaar is a listed company, so the questions buyers usually cannot answer about a Dubai developer are answered here by filed documents. The shareholder register, the audited accounts and the quarterly construction updates are all published.

The shareholder register is published
The governance report names Dubai Islamic Bank as holder of 1,968,368,538 shares, 44.983% of capital, at 31 December 2025. Most Dubai developers publish no register at all.
The accounts are audited and filed every quarter
Ernst & Young Middle East signed the FY2025 consolidated statements on 11 February 2026, and interim statements go to the Dubai Financial Market each quarter.
Development is one of six business lines
Property management, facilities management, community management, hospitality and asset management run alongside it, and three of them are reported as separate revenue segments.
Recurring revenue is reported separately
In the first half of 2026 property development contributed AED 821.9m, properties and facilities management AED 88.0m and hospitality AED 42.7m.
Volume rather than a single trophy address
Midtown alone runs to 24 buildings across six districts, and more than 2,200 units had been handed over there by 2023.
Work extends outside Dubai
Rivage on Al Reem Island in Abu Dhabi is a joint venture with Arady Properties, and Aya Beachfront Residences is in Umm Al Quwain.
