Eden House Za'abeel was unveiled in July 2025 as a residential project near DIFC. In February 2026, H&H announced handover of 98 residences at Eden House The Canal. An additional Eden House project on Al Maryah Island was announced with Mubadala in April 2026.

H&H's branded portfolio also includes Four Seasons Private Residences Dubai at DIFC, announced by the operator itself. Eden Hills reached an infrastructure-contract milestone in March 2025.

Who owns H&H Development?

The legal entity is H&H Development LLC, a private limited-liability company. Its own About page states that Shahab Lutfi and Mohamed Al Hussaini established the company in 2007. Mubadala's press release of 12 February 2026 names Lutfi as Chairman and Co-founder. Bloomberg names Al Hussaini as the other co-founder and as minister of state for financial affairs of the United Arab Emirates. Miltos Bosinis is chief executive officer. The company calls Bright Start its sister investment company, not a parent. No audited accounts, exchange filing or public shareholder register has been published, so no percentage is stated here.

  1. 01 Four Seasons Resort Dubai at Jumeirah Beach Jumeirah Road. Built from November 2011 to November 2014 on one of the last remaining beachfront plots off Beach Road. 237 keys, five restaurants, a ballroom for 500 people, 66,000 sq m of built area on a 42,000 sq m site. 2014 completed
  2. 02 Four Seasons Hotel Dubai at DIFC DIFC. An existing residential building converted into a 106-suite hotel between April 2014 and March 2016. H&H led the design of the new facade and supervised construction. It is the second Four Seasons the company developed and manages in Dubai. 2016 completed

How H&H differs from other Dubai developers

H&H Development came out of hospitality. Three of its eleven delivered projects are five-star hotels, and it still builds for other owners as well as for its own Eden House brand. The portfolio sits in three clusters — DIFC, the Jumeirah peninsula beachfront and Emirates Hills.

Hotels first, homes second
The Four Seasons Resort at Jumeirah Beach in 2014, the Four Seasons Hotel at DIFC in 2016 and Jumeirah Al Naseem in 2016 add up to 779 keys delivered before the first Eden House opened in 2021.
It builds for other owners too
The two Four Seasons hotels, the staff accommodation at Jebel Ali, Jumeirah Al Naseem and both Galleria schemes were developed and managed for third-party clients.

Is H&H Development the same company as Four Seasons, Aman or Baccarat?

No. Those are hotel operators and brands. H&H Development is the developer that builds and manages the buildings they run. It developed both Four Seasons hotels in Dubai and is building Janu Dubai for Aman Group, Baccarat Hotel & Residences and Aman Dubai on the Dubai Peninsula.
