The Villa is one of Dubai's quietest large villa communities and one of its most unusual: 35 million square feet of Andalusian-themed housing launched in 2005 by Dubai Properties with Mazaya, and left to mature for five years before it filled. Homes run four to six bedrooms across four themed sub-communities — The Aldea, The Centro, Hacienda and The Ponderosa — with Mazaya's own Type A, B and C villas alongside plots sold to private owners who built their own. That mix is the community's defining trait: no two streets are identical, and plot sizes here are among the most generous anywhere in Dubailand.

Dubai Properties built The Villa in alliance with Mazaya Holding — one of the earliest large freehold villa communities in the Dubailand belt. Launched in 2005, the community took roughly five years to mature and has been fully lived in since.
Unusually for Dubai, a significant share of the homes were built by private owners on purchased plots rather than by the developer, so specification and finish vary house by house. That makes individual inspection more important here than in a uniform developer-built community.

A community delivered fifteen years ago — this is a resale purchase.
The Villa has been fully occupied for well over a decade, so there is no developer payment plan. Buyers purchase from existing owners: a deposit on the MoU, then settlement at DLD transfer, with mortgage terms set by the bank. The 4% DLD transfer fee and agency fees apply on top. Because many homes here were owner-built, a survey matters more than it would in a uniform developer community.
