A Dubai real-estate brand launched in 2024

BEYOND Developments launched publicly in September 2024 within the broader OMNIYAT Group platform. OMNIYAT's base offering circular of 3 September 2025 records an 18.39 per cent effective shareholding in Beyond and states that both companies are under common control. OMNIYAT Group's FY2025 results release of 16 February 2026 names BEYOND Properties DMCC as the entity whose sales are reported separately. Mahdi Amjad is Founder and Executive Chairman of OMNIYAT Group, and Adil Taqi is chief executive of BEYOND.

A growing multi-location portfolio

The company's first concentration is in Dubai Maritime City, where its own projects include Anwa Aria, Saria, Orise, Sensia, Talea, Soulever, Kanyon and 31 Above; The Mural on the same waterfront is an OMNIYAT project that Beyond manages rather than owns. The portfolio has since expanded to Palm Jumeirah, Dubai Islands, City of Arabia and Al Marjan Island.

PASSO on Palm Jumeirah is an OMNIYAT project on which Beyond acts as development manager under the group’s agreement. It comprises 625 residences across the Avita and Bella towers, including five penthouses and six beach mansions, with completion planned for 2029. Arancia Yards is the first published residential phase of The Yards, an AED 4 billion masterplan announced for City of Arabia in June 2026.

How BEYOND differs from other Dubai developers

BEYOND is a mid-luxury brand launched by the group behind an ultra-luxury one, and the two are kept apart on purpose. OMNIYAT's base offering circular describes Beyond as an independent corporate group with its own sales teams and sales centres, and puts OMNIYAT's holding in it at 18.39 per cent.

A separate company, not a division
The base offering circular of 3 September 2025 states that Beyond "operates under an independent corporate group of companies, separate from the Group", with its own sales teams and sales centres, and that Omniyat holds an 18.39 per cent effective shareholding in it.
A shared controlling shareholder
The same document states that Omniyat and Beyond are under the common control of Mahdi Kadhim M. Jawad Amjad, founder and executive chairman of OMNIYAT.
Mid-luxury by design
The circular places Beyond in the mid-to-high-end luxury market and keeps Omniyat in ultra-luxury, and names brand segregation as the reason the two are separate companies.
It also works as development manager for the parent
Under a development and management framework agreement, Omniyat may sub-contract development rights to Beyond for a fee. Passo on Palm Jumeirah and The Mural at Dubai Maritime City are Omniyat projects with Beyond appointed as development manager.
One address carries most of the portfolio
Aria, Saria, Orise, Sensia, Talea, Soulever, Kanyon, The Mural and 31Above are all at Dubai Maritime City.
Nothing handed over yet
The brand launched in June 2024 and the earliest completion date in the offering circular is Anwa Aria in Q4 2026.
Why GRAF recommends BEYOND

GRAF sells Arancia at City of Arabia and Passo on Palm Jumeirah — BEYOND suits a buyer who wants the developer's ownership and pipeline read out of a filed offering circular rather than a brochure.
