Can you buy an office at AHS Tower today?
Short answer: not from the developer. AHS Properties announced on 24 February 2026 that the tower was fully sold out during development, generating more than USD 700 million. Everything on the market now is resale from private owners, before handover.

Three different prices circulate for this tower, and only one of them is real today. The launch price of AED 12M is historic — the 2025–26 entry level, roughly AED 4,050 per ft² against the smallest half floor, published by a single broker source and unavailable since February 2026. The current primary price is none: there is no primary inventory (95% sold and about USD 600M in January 2026, 100% and more than USD 700M on 24 February 2026 — consecutive points on one curve, not a contradiction). The resale asking prices are AED 15.95M–44.9M across 9 offices listed on Property Finder, checked 15 August 2026, sizes 2,308–7,714 ft², roughly AED 4,530–7,440 per ft². Those are asking prices published by third-party agents, not agreed sale prices and not offers from GRAF; several listed areas fall outside the developer's own published ranges, because agent-entered areas are not measured areas. Each unit must be verified with the seller and AHS Properties before any offer: unit number, floor, exact area, outstanding instalments and the developer's transfer consent. Not found, after checking both developer sites, the trade press and Dubai Land Department: a dated construction-progress report, a published service-charge rate, a delivery specification, a DLD or RERA registration entry with an official completion date, and any single agreed acquisition date for the building.

This is the developer's launch schedule as published in the AHS Tower brochure, and it applies to the original buyer. Every office here is now second-hand but not yet handed over, so what changes hands is a contract rather than a building: you step into someone else's SPA, pay the seller for the equity already paid in plus whatever premium is negotiated, and take over the outstanding instalments on the same schedule. The developer has to consent — Dubai developers normally set a minimum percentage paid before a transfer is allowed and charge an administrative transfer fee, and AHS Properties has published neither, so ask for the transfer policy in writing before you agree a price. Ask AHS Properties directly for a statement of account: amount paid, amount outstanding, and confirmation that no instalment is in arrears; the seller's own receipts are a cross-check, not a substitute. Budget the government and agency costs on top of the premium — DLD transfer fees, Oqood registration for an off-plan unit, NOC and administration charges, agency commission, and VAT, which for a commercial unit is treated differently from residential. A delay in handover moves two things at once: your completion date, and the point at which the final 40% falls due. None of this is legal advice; the rules that bind you are the ones in your SPA.

What to Confirm Before You Buy
A Grade A office is bought on running costs and lettability as much as on address, and four of those numbers have not been published by AHS Properties. The service charge per ft² is not disclosed — for a tower with three amenity floors, a pool, a spa, a fitness club, 17 lifts and valet parking that can move a full-floor net yield by a percentage point, so ask for the draft budget before you exchange. The fit-out standard is not stated: the brochure layouts are furnished illustrations marked "For Illustrative Purpose Only", and whether the unit arrives shell-and-core, category A or fitted is the largest single swing in your entry cost. The parking allocation per office is not published, though the tower has 500+ spaces with valet. And nothing in the public record shows a pre-letting position or an anchor tenant, so model rental income on verifiable comparable Sheikh Zayed Road rents rather than on projections.
Mainland, Not a Free Zone
AHS Tower sits on Sheikh Zayed Road in mainland Dubai, not inside a free zone — DIFC is minutes away but this is not a DIFC address. That decides which licences your tenant can hold and therefore who you can let to, so check it first if your case depends on a free-zone occupier. Commercial property in the UAE is also generally subject to VAT, unlike residential, which affects the purchase, the rent and your ability to recover input tax. Take professional tax advice rather than assuming residential treatment applies.
